    Project Management Services

    Feasibility Studies & Development Appraisals

Deciding what to do with your existing property, or potential property investment, can be both exciting and daunting. Bayside Building Consultancy can offer clear advice on the options and solutions. We have experience in various sectors ranging from National to Local Government, Housing Association, Education, Corporate, Financial and Retail. We work closely with our clients’ in-house property departments, other consultants, specialists, and contractors to understand and ensure that all aspects of an existing or proposed building, or development site, are analysed to facilitate a report setting out feasibility and budget costs which assist our clients to make informed decisions to proceed to the next stages of their projects.

    Project Management

Project Management can be applied throughout the lifecycle of a project, from the earliest stages of concept design into the operations and maintenance phase. Bayside Consultancy provide the single point of integrative responsibility needed to ensure that everything on the specific project is managed effectively to a successful deliverable. We collaborate with the various stakeholders on procurement activities, implement systems to ensure regular communication, programme reporting, monitoring of change control, risk management strategy and coordinate any independent experts required during the various stages of a project providing our clients with recommendations and solutions to any issues that arise.

    Contract Administration

Effective contract administration reduces risks associated with time and cost on a project. We offer a full contract administration service from taking the initial brief to delivery of the project in line with the client’s expectations. Our duties involve: design, advising on building contract choices, preparation of specifications, tender documents, managing the tender process, tender reporting, preparing appropriate building contract, chairing project meetings, inspecting progress of works, issuing contract instructions, valuing and certifying payments in respect of the works and administering the contract through to the end of the defects period.

    Employers Agent

For many years clients wish to procure projects with certainty on cost. This led to the rise, in various forms, of the Design & Build procurement transferring the risk to the contractor whilst giving them greater flexibility to deliver the project. Bayside Building Consultancy provide the full package of Employers Agent services. At pre-contract stage, we define the responsibilities of all involved, appraise the risks, formulate the client’s brief identify any specific requirements, audit the Contractor’s Proposals for compliance with the Employers’ Requirements, evaluate the offer and assess value for money. At post-contract stage, we implement quality control, report on works undertaken, chair site meetings, manage changes to the Employers’ Requirements, make recommendations for payment and support the client through to practical completion and snagging.

    Monitoring Surveyor

We have developed our suite of professional services to include Project Monitoring Surveying. Acting on behalf of either the Financial Lender, or sometimes, the end-user (Owners Representative) we conduct the due diligence necessary to ensure that the client’s risks and vested interests are managed. Typically, our appointment will commence with a detailed review of all the existing information available on the proposed project and preparation of an Initial Report for the client. Once works have commenced on site, we conduct regular visits to prepare and issue concise reports advising on matters such as progress, statutory compliance, health and safety, any non-conforming work, together with verifications regarding value of works completed and risks.

    Snagging Inspections

With our technical knowledge of construction and experience in both new build and refurbishment construction projects, we are often engaged by clients to conduct snagging inspections as a stand- alone service. Our snagging lists and reports are clear, concise, and accompanied by photographs to ensure there is no confusion between stakeholders regarding the corrective or remedial works required. Where additional expertise is required, for example, testing of building services installations, we are able to arrange this through our partnering mechanical and electrical consultants and contractors to ensure independent reports can be provided where necessary.

    Lead Consultant & Consultancy Services

As an independent sole-practitioner business, Bayside Building Consultancy can provide Lead Consultant and Consultancy Services on a contractual, freelance, or project specific basis. Through our strong working relationships in the industry, we can deliver both professional-based back-office tasks and support businesses on projects or assignments where it may not be economic for the business to employ a full-time member of staff. Our Lead Consultant and Consultancy Services have included Preparation of Project Documentation for In-House Property Services Teams, Pre-Contract Remediation Project Management Services for the UK’s leading façade experts, Reinstatement Cost Assessments working as part of a Regional Surveying Team and Monitoring Surveying Services on behalf of Chartered Surveyors based outside of our local area.

    Licences to Alter

Poorly executed alterations to a property by a Tenant can reduce the value and, sometimes integrity, of a building. Whilst a Licence to Alter may be prepared and drafted by a solicitor, technical support is required regarding the licenced works themselves. Bayside Building Consultancy can provide a review of the proposed alterations as a desktop exercise, and in addition for larger or more complex alterations, the added service of site visits, monitoring of works and sign-off. A thorough checking and verification service is undertaken of specifications, drawings, statutory applications, permissions, commissioning documents, warranties together with advice provided on any impacts to normal building operations and insurances as a result of the licenced works.
